Waterman Interests is a privately held real-estate investment and operating company that was founded in 2007. Since inception, the firm has made a wide array of investments concentrated on large Manhattan value-add office assets. Each investment utilizes the company’s operating team that is led by professionals with decades of experience in construction and property management, leasing, finance and accounting, and asset and investment management. The Company is headquartered at 400 Park Avenue in New York City, has a team of over 30 professionals, and is led by an executive team with over 100 years of investment and operating experience.
Leasing
Our management team has over 100 years of combined experience in leasing and an unrivaled network of relationships in the brokerage and tenant communities across the United States. These relationships enable us to identify tenants in the market, communicate well with their representatives, and close deals quickly and efficiently.
Construction Management
The Company’s construction management professionals have a proven track record of completing projects on time and on budget. We have developed and executed long-term capital plans and have collaborated successfully with New York City’s various agencies, including Landmarks, Transportation, and City Planning. With an owners perspective, our construction management team oversees all aspects of interior design and construction for discerning tenants in the assets we own and manage.
Property Management
Unlike many of our competitors, we remain fiercely committed to our internal, highly experienced team of senior property managers that are responsible for executing asset level business plans that create exceptional environments in each of our buildings and deliver optimal financial results for our investors. Our property managers hold leadership positions in NYC real estate industry trade groups such as BOMA and REBNY and have unparalleled relationships and access to critical law enforcement and municipal agencies including the Department of Buildings, Landmarks Preservation, and the MTA. Our property management team lies at the intersection of our leasing, accounting, and construction management departments to ensure optimal communication of data to our asset managers.
Finance & Accounting
The Company provides institutional-quality accounting services to its partners and clients with a team of professionals drawn from the most respected public and private real estate companies in the world. We are SEC and GAAP compliant where appropriate and offer real-time reporting using Yardi Software. We are ERISA compliant and have received Dun & Bradstreet’s top credit rating among our asset management peers.
